Vendor finance is nothing new and has been around since the dawn of lending. The problem with vendor finance that’s not even touched on in the video is that:

  • Often the vendor needs the full purchase price all at the same time in order to purchase another house, they can’t do this if the money is trickling in every month over a 30 year period.
  • Having someone owe you a lot of money over a 30 year period is very risky
  • How will the vendor pay off their current mortgage if they don’t have a property for security or a lump sum to pay it off?

TikTok’s are in nature designed to be short and bold, which often means they skip over the complexities of concepts which can be dangerous if acted upon without the proper knowledge.

The minimum deposit amounts you can use in New Zealand are around 5% and more commonly 10% – 20%.

While he explains the concept of compounding in one direction, he doesn’t explain that paying off the principle and interest on your mortgage is also compounding. In some ways, paying down your mortgage aggressively provides more efficient compounding effects as you lock in your compounding rate (your interest rate), it’s inflation adjusted and you don’t pay tax. Whereas in the stock market, your returns vary, your returns are not inflation adjusted and you have to pay fees and tax on your returns. Make sure to speak to a professional when trying to find the right strategy for your situation.

Airbnb arbitrage involves renting out a property on Airbnb that you are renting for the long-term. In most cases, this is illegal to do in New Zealand as most standard tenancy agreements include a “no sublet” clause and even if your tenancy agreement doesn’t have this clause, you need written consent from the landlord in order to do it.

On the chance you were able to get your landlord to agree to this, you would need to find multiple places and have multiple tenancy agreements in place in order to create any lucrative stream of income. If you didn’t get enough bookings to cover the costs, you would still be liable to pay all the rent for all the properties you’ve signed tenancy agreements for.

The main way these TikTok pages make money, is to create a big enough following and then sell a ‘course’ so you can learn the strategy yourself. The money is rarely earned from the strategy itself.
