Nature and Purpose

We run discovery calls to explain high‑level concepts and typical property considerations.

We demonstrate a tool that sketches a possible retirement “wealth gap” using generic assumptions. It lets you see how scenarios might look, including examples that use investment property.

We can provide marketing information about properties from third parties. This is not a recommendation.

We don’t: design a personal investment plan, recommend that you buy/sell/hold any asset, or give legal, tax or lending advice.

The calculator

The calculator we use is an illustration only. It’s general education, not financial advice. We use generic assumptions and examples (including investment property) to show how things might look.

The outputs are guarantees. Real outcomes will differ with interest rates, rents, costs, tax and lending settings, and your own personal circumstances. Before you act, get advice from a licensed Financial Adviser Provider.

Conflicts of Interest & Incentives

If you purchase a property following an introduction by a Lighthouse property consultant, Lighthouse Property receives a flat referral/agent fee from the developer or vendor. This fee is not added to your price and is not linked to the property’s value.

We may introduce our partner businesses (Lighthouse Mortgages, Lighthouse Accounting, Lighthouse Wealth). Those businesses may receive referral fees or commissions for services you choose to use. We will disclose any amounts relevant to you before you proceed.

We disclose early and clearly, prioritise client interests, keep a conflicts register, train our team annually, and carry out periodic compliance reviews. If a conflict can’t be managed to your satisfaction, we won’t proceed.

Key risks to keep in mind

Purchasing property carrys risk, including: market value and rent volatility; vacancies; interest rate changes; maintenance and insurance costs; body corporate/levies; construction/completion risk; legal/title issues; changes to tax or lending settings; liquidity constraints; and the possibility of financial loss. As part of our process, we will collect your personal information. We take your privacy very seriously and have the appropriate processes and controls in place to ensure your data is protected. Where relevant, we will share your information with our other partner businesses (Lighthouse Accounting, Lighthouse Mortgages, and Lighthouse Wealth) for the purpose of providing any current or future services you may request.

We allow third parties access to your data for compliance reasons. This will occur during our client file reviews by our independent compliance contractor, Compliance Refinery. We may also need to complete an Anti-Money Laundering check as per regulation. We use Real AML for these checks. We can also be reviewed by the regulator, the Financial Markets Authority. They will access your personal details as part of their review.
